Dear Sir/ Madam,
VIVA MALL, KUALA LUMPUR
TERMINATION OF MONTHLY TENANCY FOR “SHINEWELL SDN. BHD.”
DEMISED PREMISES : LOT 1-17, First Floor
Reference is made to the above matter.
Without prejudice to our rights and remedies under the duly executed Tenancy Agreement dated 12 December 2025. Kindly be informed hereby notified that the Management has agreed to terminate the above mentioned Tenancy Agreement with one (One (1) month) month notice effective from 30 July 2026. Hence, kindly be advised to observe the following conditions:-
  1. You have to re-deliver the vacant possession of the Demised Premises to us in good conditions on or before 30 Auguts 2026.
    Please be reminded that you shall remain liable for double rent and other charges payable to us under the terms of above Tenancy Agreement effective from 31 Auguts 2026 until the date of re-delivery of the Demised Premises to us.
  2. You are required to make good the Demised Premises to the Landlord’s satisfaction, failing which the Landlord shall be liberty to carry out such restoration and make good works and the costs and expenses thereof shall be borne by you and payable to the Landlord forthwith upon demand.
  3. You are to settle all outstanding amounts due to us (if any) on or before 30 Auguts 2026. In the event the deposits are insufficient to cover the outstanding amount, you are to settle the outstanding balance accordingly on or before 30 Auguts 2026.
  4. You shall continue to pay us the rent and other charges payable under the above tenancy up to 30 Auguts 2026.
